Were you aware one of the most common Compliance issues in MLXchange is “invalid driving directions”?

When entering driving directions into your MLXchange listings, avoid inputting terms like: MapQuest, Google maps, Google it, Yahoo maps, use a GPS, or just placing the actual property address.

Driving directions must be narrative and include full street names, beginning and ending points and use standard directional designations such as north, south, east and west per our MLS Rules and Regulations Article 4 section 13.

Have you noticed the facelift to your Agent Website in MLXchange?

Your Agent Website in MLXchange has undergone a facelift, affecting the way your listings are displayed on your website through the Property Search, the Private Client View for your auto-notifications, as well as the Agent Mode when you are viewing the website from within MLXchange.

The main enhancements:

—Your clients may notice it is easier to save properties as favorites or possibilities, as well as leave you property notes

—You now have access to the Broker Synopsis under the Agent Mode

—Consumers have easier access to mapping the property, as well as requesting more info

So, if you haven’t looked at your Agent Website lately, check it out!

Did you know that you can access iMapp without having to go through MLXchange?

Here’s how:

In the internet browser address bar type http://mfr.imapp.com/ilinks/search.

This will take you directly to the iMapp log-in Screen.

If you have internet access on your cell phone, you can also access iMapp by entering: http://mfr.imapp.com/mobile/login

Statistics: Did you know you have access to several different statistical programs in the MLS?

1. IMAPP Residential Statistics: Click on Tax Search in MLXchange, then select the county out of the drop down list (i.e. Pinellas). Next, type in an address and click Perform Search. Click on the Residential Statistics Button on the right side.

2. MLXchange (Search Statistics): Click on Search, type in the criteria (i.e. subdivision, property city or property address), click the Statistics button at the bottom of the Search screen.

3. MLXchange (Market Conditions Report): Click on Search, type in the criteria and click on the Results or Details button. Then, click on the Market Conditions Report link on the left.

4. MLXchange (Reports): Click on Search, type in the criteria and click on the Results or Details button. Next, click on a listing and then click on any of the reports in the left column, such as Real AVM, Listing/Market Activity, etc... (Also, are you using Data Co-op? A direct link to Data Co-op can be found in the SmartLinks section of MLXchange. With Data Co-op, you can access many of the reports in MLXchange, in addition to more map features, etc... Start using Down Payment Resource (DPR) found in MLXchange to search for properties that qualify for Down Payment Assistance. Down Payment Resource refreshes local data each month so all the important funding information and homebuyer assistance program changes are reflected in your online searches. InstanetFax: Are you receiving an InstanetFax-produced email for the first time?

Then be sure to check your Junk Mail!

If the InstanetFax-produced email did go to your Junk Mail, then be sure to move the InstanetFax email to your email Inbox and mark it as “Not Junk,” a “Safe Sender,” or whatever term your email client may use – if you have such an option.

Or, you can also add the InstanetFax email address (contained in the “From” field) to your contact list.

How do you rank amongst other agents in your market? Do you list or sell more than other agents? Want to find out where you rank in the list?



1. Click on the Search tab in MLXchange.
2. Type in the criteria, ex. Status (Active and/or Sold), market (city, zip code, subdivision), condo or single family, beds, baths, etc.
3. Click the Statistics button at the bottom of the criteria or results screen.
4. Click on the Agent Ranking triangle icon which produces a text report or the Agent Ranking bar graph icon which produces a bar graph.  Click on Save as pdf or the print button.

IMAPP: Did you know that you can print mailing labels for international owners?

  1. Access IMAPP by clicking on Tax Search in MLXchange, then select the county out of the drop down list (i.e. Pinellas).
  2. Type in criteria (i.e. subdivision or property city) and click the Perform Search button. Select “Owner Country” in the criteria pick list and select “Germany” in the search value list. (You may also select “Owner in FL = No”, “Owner in USA = No” or “Owner Occupied = No" to search for absentee owners.)
  3. Then, click on the Create Mail Labels button in the results screen. Select “owner” or “owner at property address" and select the type of labels in the list. Then, click on the Create Labels as a PDF button.
  4. Click on print, set the “page scaling” to “none”, take the check out of “autorotate and center” and take the check out of “choose paper source by pdf." You are now ready to print.

Are you familiar with Data Co-op yet?

Data Co-op is a new MFR member benefit and can be accessed through the home page of MLXchange.


Once in the Data Co-op, Agents can search by address and/or MLS ID Number as well as other additional property features. Agents have access to Listing Information from MLXchange and Public Record. With this information Agents have easy access to:

  • Listing Info
  • Tax and Public Record Info
  • Comparable Properties
  • Statistics
  • Community Demographics
  • and much, much more.

Have you noticed the little, green "House in the Hand" icon, when looking at properties in MLXchange?

That icon is for Down Payment Resource (DPR), one of your newest MFRMLS Member Benefits. We call it the "House in the Hand" icon and it lets you know the property you're looking at may be eligible for Down Payment Assistance programs. So, when you see the "House in the Hand" icon, simply click on it to find out what Down Payment Assistance programs may be eligible for the property you're looking at—and then see if your client qualifies, as well!

Kurio & ShowingTime: Did you know that the ShowingTime “Request A Showing” link is now available on your mobile device, using Kurio?

1. If you don’t already have your Kurio account, to access the ShowingTime link in Kurio you will need to register for your (free) account. Please click on the following link to create your account: http://mfr.kurio.mobi/account.kurio/agentregister. (We recommend you create your account with the same ID and password you use for MLXchange.)

2. After logging into Kurio, you will have a link to your Active listings, a link to the Office Active listings, a quick search by address or ML #, as well as an advanced search for beds, baths, subdivision, zip code, etc.

3. While looking at a listing of interest, click on the “Schedule a Showing” link (about half-way down on the page).

Want to utilize a free fax sheet with no size limit restrictions on the email address? Download the offline InstanetFax coversheet found in TransactionDesk in 4 easy clicks?

1.   In MLXchange, click on SmartLinks.

2.   Click on the “Log in to Transaction desk” link.http://www.mfrmls.com/administrator/index.php?option=com_content&sectionid=7&task=edit&cid[]=390

3.   Click on Instanet Fax at the top of the screen.

4.   Click the “blue hyperlink” where it states “Click here to download the offline cover sheet” and save it your hard drive.

Now you can use this fax coversheet without the need to be online or in TransactionDesk!

RatePlug: Did you know that it's very easy to place mortgage loan comparisons at the bottom of a listing you send out?

1. Pull up any property in MLXchange and go to the Details page (where you see the Broker’s Synopsis).

2. Change the Reports drop down to the Reports labled “14 Res Customer with RatePlug” (this will give you a preview of what the report will look like).

3. Go down the page to the SAMPLE Reports section and click the link “Click Here” to pull up the RatePlug Website.

4. Click on Agents Learn More to watch a video and learn more about RatePlug.

5. When you are ready, click the Sign Up button.

6. Type in your MLS ID, and then click submit.

7. Make sure your contact info is correct, and answer the questions about your Broker (you might need to ask them for the answers).

8. Insert up to three of your favorite lenders, then click submit (if you don’t already have lenders in mind, there is a preferred lenders list available on the Home Page of MLXchange under Resources, and then under Services & Tools).

9. RatePlug will contact the lender for you and introduce them to the program. If at least one of your lenders enrolls in the program you will be able to begin using the RatePlug Report.

Did you know that your Consumer Website, MyFloridaHomesMLS.com, speaks many languages?
1. Go to MyFloridaHomesMLS.com (or use your custom link i.e. “MyFloridaHomeMLS.com/YourName”
2. Go to the bottom of the page and click on a flag other than the U.S…
3. Now you will notice many sections of the search and results pages translated into your chosen language, which may open your business up to the rest of the world!

MLXchange: Did you know it is possible to search for properties that are not Bank Owned or Short Sales in the MLS?

1. Go to the Search tab in MLXchange.
2. Find the Special Sale Provision field and change the search information to "none."
3. Add any other desired search criteria.
4. Your results should not contain any Bank Owned or Short Sales.

RealBiz360: Did you know that you have access to professionally designed flyers?

1. Log into RealBiz360 from the SmartLinks menu, found under the Resources menu, on the Home page of MLXchange.
2. Please note: If you have upgraded your RealBiz360 account you will have access to this feature; if not, you will need to do that first.
3. Create a tour as normal.
4. Click on the tab Marketing Tools.
5. Choose a tour, then click on Flyer.
6. Click on a flyer template that catches your eye.
7. Drag and Drop any photos that you’d like into the space holders in the template.
8. Change the Title of the Flyer to something more creative than the address if you’d like.
9. Now you can preview it, print it, save it, or submit it to an online printer for printing (Hint: Saving it creates a PDF file that you can save to your hard drive).

ShowingTime/Assist-Did you know that you can view showing reports and use feedback from agents and their customers who’ve viewed your listings?

1. From the MLXchange Home Page, Click on Configure ShowingAssist in the Smartlinks Category of the Resources Menu.
2. Click on the Reports Tab.
3. From here you can view and print several reports under My Showings, Showings On My Listings, and Listing Activity.

IMAPP and Multiple Browsers: Did you know you can access IMAPP outside of MLXchange on various browsers, including Safari (for iPhone and iPad), by using the direct sign in link: http://mfr.imapp.com?

Here’s how!

  1. Go to http://mfr.imapp.com
  2. Select the button titled "Login via SafeMLS Single Sign-On"
  3. This will take you to a login screen that looks exactly like MLXchange (but it's not MLXchange, so don't be scared away). Enter the same ID and Password you use to access MLXchange. You now have access to IMAPP outside of MLXchange!

Did you know that it is very easy to check and see if your property is secured by FannieMae?

1. From the MLXchange HomePage, click on the category under Resources labeled Services & Tools.
2. Then click Fannie Mae Loan Lookup.
3. Fill in at least the required info (Street Address, Zip Code and confirmation that you are authorized to lookup this information along with the Captcha).
4. Click Get Results to review the findings.

Market Conditions Report: Did you know that you have control over the criteria in the Market Conditions Report?

1. Search for a property (or properties) in MLXchange.

2. Either from the iBubble, Results screen or the Tools section of a Details Page, click on the Market Conditions icon. This will display a Market Conditions Report based on standard, predetermined criteria.

3. Click on Edit on the right side of the screen (under the Street Map in the light blue Search Criteria Section).

4. Now you have the power to edit Property Type, Style, Beds, Baths, Pool, Garage, etc…

Did you know that you can send a document to your TransactionDesk DocBox, Fax it to another agent, and email it to your customer all at the same time? Well you can, simply install the DocBox Printer. See how below.

  1. Log into TransactionDesk
  2. Click on Settings, then My Preferences
  3. Then follow the instructions under Printer Driver Settings
  4. Once installed, choose the DocBox Printer instead of your normal printer to Send documents to your DocBox, Fax them and or Email them all at the same time!

Are you an office assistant, office manager or on a real estate team?  Did you know that you can invite other MFRMLS members in your office to log in and work for you on your behalf in MLXchange?

1. Click on the "Signed in as 'Your Name'” link at the top of the MLXchange screen.

 

 

2. Click on the "create new shared identity" link in the bottom left corner of the "Sign-in as..." box.

 

 

 

 

 

 

 

 

 

 

 

3. Type the first and/or last name in the member look up box, click the "Find" button, highlight the name and then, click the "OK" button.

4. Then, in order to have the member work on your behalf in MLXchange, have the member click on the "Signed in as 'Your Name'” link at the top of the MLXchange screen, highlight your name in the top box and click the "OK" button. The member will now be able to work on your behalf in MLXchange. The member can click on the "Signed in as 'Your Name'” link and choose “myself” to switch back to their MLXchange identity.

How do I reset the automatic emails to continue to email my client when the 60 day maximum has expired?

1. Click on searches expiring in 7 days in the upper left corner of the MLXchange Home Page.
2. Select all Active Searches by changing the drop down arrow from Searches expiring in 7 days to Active Searches.
3. Select or check all boxes of the searches you would like to reset to the maximum of 60 days.
4. Click on Extend Expiry Date and type in 60 in the maximum days box and click apply now.

Did you know that you can print mailing labels from IMAPP?

  1. Access IMAPP by clicking on Tax Search in MLXchange.
  2. Then select the county out of the drop down list (example: Pasco).
  3. Type in criteria (example: subdivision or property zip code) and click the Perform Search button.
  4. Then click the Create Mail Labels button in the results screen. 
  5. Select “owner” or “owner at property address” and select the type of label you wish to print from the Label Type list.
  6. Then click on the Create Labels as PDF button.
  7. Click on print, set the “page scaling” to “none”, take the check out of “autorotate and center” and take the check out of “choose paper source by pdf."
  8. You're ready to print!

Would you like to create or change the information that displays about you in the search results on Yahoo?

  1. Go to the Yahoo! Member Directory and click My Profiles in the upper-right corner of the page. Click the "Edit" link next to the profile you want to change. You can edit your profile on the next page.
  2. The profiles edit page shows you exactly what other users see, except that the yellow edit bar is not present. You only see the edit bar if you are logged in to your own account and viewing your profiles.

1. Click on any webinar link in the "Tutorials & Recorded Webinar" category of MLXchange (found in the right-hand column, under "Resources"). You will then be taken to the video of that webinar.

After viewing the video, click on the "mfrmlsuniversity" link in blue (circled below in red) to go to the MFRMLS University YouTube home page, where you can search for and select other webinars and tutorials presented by one of the excellent MFRMLS Trainers. You can even search for tutorials and webinars by playlist category (for example, you can select the "MLXchange" playlist to view a list of webinars that relate to MLXchange).

Here’s how!

  1. Go to www.transactiondesk.com/mfrmls

1. Create a public profile to display the information you care about and make it easy for visitors to get to know you.

2. Showcase the “Real You” by advertising your real estate skills on the top search engine sites by creating a free profile.

Did you know iMapp has an option to search Bank Owned Properties.

Finding Bank Owned and REO properties are now as easy as 1 ,2,3 in iMapp.

  1. Under the Tax search in iMapp, select on of the drop down options under the Search Field and select REO? Bank Owned
  2. Select the search value = Yes
  3. Add any additional criteria and Perform Search!

Do you have a favorite report that you would like to customize by adding or removing fields for printing, viewing or emailing?
1.     In MLXchange, click on Reports from the Home Page or in the upper right hand corner.
2.     Click on Report Manager, locate the report and check or select the box, then, click the copy button.
3.     Add fields by dragging the field name from the Data Fields box on the left and dropping the field into the page.
4.     Remove fields by selecting and using the delete red X button at the top of the screen or the delete key on your keyboard of the PC.
5.     Use the save icon to name your custom report which is now available for viewing, printing and/or emailing.

2.     To access MyFloridaHomesMLS.com, plesae click on the link http://myfloridahomesmls.com/

Do you know that the only way that you may disclose the gate, lockbox, alarm or security code # in a listing is by typing the code in the Showing Time Secure Remarks field?

  1. To add a code for the gate, lockbox, alarm or security code to a listing, retrieve your listing by clicking on the Active listings link from the inventory watch box of the MLXchange Home page.
  2. Select the listing, click on the edit icon at the bottom of the window, then, click on the Edit button.
  3. Scroll down, locate the Showing Time Remarks field and type in the box, ex. “The gate/lockbox/alarm/security code is 1234.”  We recommend you add to the Realtor Only Remarks field, “Please click on the Request a Showing Button or call the office for the code.”  There is no other field that you may disclose any gate, lockbox, alarm or security code.  Non-MFR members whom retrieve your listings through MLS Advantage are unable to see the Request a showing button.
  4. Click on the submit button at the bottom of the screen to update your listing.  Please click the link, http://showingtimeftp.com/download/demos/mlx/MLXAppt.htmlto view the Showing Time Tutorial.

Did you know that you can use a Stationery background when printing or emailing a listing to a buyer?

1.    In the MLXchange Search screen, type in criteria or click on a Saved search, then, click the Details button in the bottom right hand corner.
2.    Change the 01 Broker Synopsis report to your favorite report to print or email to a buyer by clicking on the drop down menu in the upper right hand corner of the Details page.
3.    Click on the Stationery icon, which is located to the right of the drop down menu of reports to choose.  
4.    Click on one of the Stationery Style icons and then, click the Apply button in the bottom right hand corner of the Stationery box.  Then, click the print or email button.

Did you know that you can access your Supra Showing Report for your listings, from within MLXchange?

1.    To see the Supra Showing Report for your listing, first you must retrieve your listing by clicking on the Active listings link from the inventory watch box of the MLXchange Home page.
2.    Click on the ML # in the Results screen, then click on the Supra Keybox link on the left side.
3.    Click on the bottom line, “Assign Shackle Code and Serial #”, type in the Shackle Code and Serial # in the appropriate boxes, then click the Save button.
4.    Now, you are only two clicks away from seeing the Supra Showing Report for your listings: click on the Supra Keybox link and click on Showing Report.

Did you know that you can send a file to your DocBox, a fax machine, and an email address all at the same time? Instanet’s DocBox Printer does the trick!

  1. Access Transaction Desk, by navigating to “Resources” on the MLXchange Homepage, then “Smartlinks”, then “Login To TransactionDesk”...
  2. Once in TransactionDesk, Go to the "Settings" tab
  3. Then Go to the "My Preferences" box
  4. Now Click on "Print Driver Settings" in the list at the left
  5. Follow the instructions to install your new DocBox Printer!

Did you know you can attend online, live webinar training from your home or office PC?

1. In MLXchange, cick on the "Education" category under the MLXchange "Resource Links" from the home page or on the sidebar; then, click on “Live Webinar Registration” or click the link: http://www.mfrmls.com/resources/training-and-events/webinars/cat.listevents/

2. After clicking the link to register, type your First Name, Last Name and Email Address.

3. The link to attend the webinar is emailed to your email address and a reminder email is sent on the day of the webinar, which includes a link you can use to attend the webinar, in addition to a phone # to dial (to hear the presentation).

4. If you are unable to attend one of the live webinars, look under the "Tutorials & Recorded Webinars" category under the MLXchange "Resource Links" for previous webinars that are available to you 24/7.

Having issues with the Imapp window opening? Unable to load photos to your listings? Is the map in MLXchange not displaying the entire map area?

Follow these simple steps to resolve those issues:

1.   Click on the Tools menu of Internet Explorer and then, click on Internet options.

2.   Click on the Security Tab, click on the trusted sites green check icon and click on the Sites button.

3.   Remove the check from the box labeled “Require server verification (https:) for all sites in this zone.

4.   Type the following sites in the “Add this website to the zone” box and click the Add button:

a.    *.imapp.com

b.    *.mlxchange.com

c.    *.bing.com

d.   *.safemls.net

Is your listing getting all the marketing exposure it deserves?

Be sure to check your listings and make sure that you have the IDX Y/N feed set to “Y”.  Please also remember that this choice is made by the seller and can be found in the original listing agreement; please be sure that the setting you choose agrees with the seller’s choice.

Here’s how:

  1. 1. From the MLXchange Home Page, Access one of your listings by clicking in the Active Listings, and then choose the listing by clicking on the MLS number.
  2. 2. Then, click the Edit link in the left hand Tools area of your listing. This will load the listing maintenance page.

Now, scroll down to IDX Y/N and make sure this field has ‘Y’ selected.

Did you know that you can zoom in and/or pan your photo to change the view, before you upload or save the listing, agent, or office photo?

  1. In the Edit Mode of your listing, click on Images, then, click on Add New Image.
  2. Click the browse button, locate the photo, highlight the photo and click the open button.
  3. Click on the plus sign until you have zoomed into your desired view.
  4. Hold the left mouse down inside the photo and drag the mouse up, down, left or right and click the save button.
  5. To upload an agent or office photo, click on Tools in the upper right hand corner of MLXchange.  Click on Images, then, click on agent or office photo, repeating the steps above.  Please note only the broker or office manager will be able to upload the office photo or office logo.

Did you know that you have access to your own "consumer report" style resource for Real Estate Agents?

As a matter of fact, all you have to do is scroll down to the bottom of the Message of the Day in MLXchange to get started. (RE Technology is available at the bottom of the Message of the Day every day. To access the Message of the Day, go to right side of the MLXchange Home Page, under Resources, and click on "Message of the Day" link).


If you've never registered:

  1. Scroll down to the RET section of the Message of the Day
  2. Click on "Register Free"
  3. Enter your contact information, complete the form, agree to their terms of service and then click the "Join Now" button.
  4. Then you can simply browse around for different products or services directly targeting the needs of our industry that you might be interested in, get summaries of the product, opinions about the product, etc.

Note: RE Technology will even make you aware of a service you already have access to as a member benefit if you weren't already aware or were simply shopping around

Proxio provides a multilingual property search service (translated listings) though the MFRMLS consumer website, MyFloridaHomesMLS.com, as well as agent search capability for that site.  This allows you to touch consumers across the nation and around the globe in any language you prefer.

You are already signed up for their basic membership service, so all you have to do is set it up!


We strongly encouraged you to initiate your free Basic membership in ProxioPro, and to fill in your profile -- especially to select the languages you speak and to add your photo. This will make the display on MyFloridaHomesMLS.com much better, and will generate more client leads for you.

Note: Agents who do not add their languages or specialties will not be found when consumers search on those fields.

To get started,

  1. go to www.proxio.com/MFRMLS to activate.
  2. log in using your MLS ID Number and an initial password of “MFRMLS” (in caps).
    (This information and instructions are on that landing page)
  3. The second page of registration gives you the opportunity to choose a paid subscription as part of the process of activating your membership, so you can enter ProxioPro with full functionality.  It is not required that upgrade to a paid membership – this is just an option, if you want access to their full line of features.  After this page, your account is activated.

  1. First, log into Kurio using your mobile device or computer. Select the option “More” on the upper right side of the screen:

Looking for a quick and easy way to login to your Transaction Desk account to access your transactions or the newly launched Instanet Intelligent Fax Coversheet?

 

No need to remember another site address or another user name and password, it's as easy as 1-2-3!

  1. Simply login to MLXchange and navigate to the right hand side of the home page to locate the "Smart Links" section.
  2. Click on "Smart Links" to open the options.
  3. Click on "Transaction Desk" and you will automatically be logged into your Transaction Desk account.

Did you know that you could search, view and email listings, using your mobile device?

  1. To access Kurio wireless, you will need to register an account.  Please click the link to create your acccount: http://mfr.kurio.mobi /account.kurio/agentregister.  We recommend that you create the account with the same id and password that you use for MLXchange.
  2. After logging into Kurio, you will have a link to your Active listings, a link to the Office Active listings, a quick search by address or ML # and an advanced search to search by beds, baths, subdivision, zip code, etc.

Did you know that you could market your open houses in MLXchange, MyFloridaHomesmls.com and Kurio wireless for free?

  1. From the MLXchange Home Page, access your listings by clicking on the Active Listings link in the Inventory Watch box.
  2. Hover the mouse over the information bubble and click on the Edit icon or select/check the box and click on the Edit icon at the bottom of the Results screen.
  3. Click on the Open House icon, then, click on the “Add an open house” button, select the type of open house, public, office or mls, add the date and time of the open house.
  4. Then, click on the submit button.  All listings that have an open house entered in MLXchange, can be searched by members or consumers in MLXchange, MyFloridaHomesMLS.com and the Kurio wireless mobile access to the MLS.

Do you have any contact information, such as office name, phone # or email address that has changed recently?

  1. To change your contact information, please log into MLXchange, click on the Settings icon on the home page or in the upper right hand corner, between sign out and help.
  2. Click on Personalize and click on Contact Information.
  3. Update the email address, email signature, office name and/or phone # fields, then, click on the save button.
  4. Please contact your Association/Board to update your contact information with the local Association/Board, which automatically updates the information showing on listings that you print or email from within MLXchange.

How do I obtain the statistics of how many consumers are viewing my active listings on www.myfloridahomesmls.com?

  1. Click on the “Members Only” link at the bottom right hand corner of the home page of www.myfloridahomesmls.com.
  2. Log in with your MLXchange id and password.
  3. Click on Agent Activity for your active Listings and then, click on an address to get a more detailed statistic report that can be emailed to the seller or yourself.
  4. Brokers may click on Office Activity for all of the activity of listings within their office.

Is your listing getting all the marketing exposure it deserves?

For example, if you want other agents to be able to market your listing on their website and for their customers to be able find the listing in searches on sites such as www.realtor.com, www.myfloridahomesmls.com, and such, you must have this feature turned on.
