Did you know you can look up a client’s loan in the MLS to see if it is Fannie Mae backed?



1. Click on Services and Tools under the Resources section.

2. Click on Fannie Mae Loan Lookup.

3. This leads you directly to the website www.knowyouroptions.com. Once there, click on Loan Lookup (or Lookup Up Your Loan ).

4. Once you have written permission from the homeowner, fill in the information on the form, check the box stating you have been granted permission to look up this information, and click Get Results!

Fusion: When performing a Search, did you know there’s an easy way to remove Search criteria without scrolling up and down?

On the Search criteria page, simply click on the Criteria Summary tab at the bottom of the screen. Whatever criteria you have entered into the Search will display.

Click on the respective eraser icons to remove any criteria – much easier than scrolling up and down to erase criteria!

What is MLS Data Co-op, and what are some unique features?

Let's talk Photos!

Are you ready to upload those 25 awesome photos of the property you just entered into the MLS? Need a simple way to upload them all at once? Well, if you’re using Fusion you can simply do a bulk upload. That’s right you can upload all 25 photos at one time.

Fusion even offers a cropping tool if needed. Also you can add 250 words of commentary right under your pictures and easily drop and drag photos in the order you want it. It’s just too easy!  Side note: Just make sure those photos belong to you or you have the right to use them… just sayin!

Is your contact information up-to-date?

So that we can effectively communicate with you, and so that you receive important updates, it’s always a good idea to make sure your contact information, such as email address, is up-to-date within our member records.

And how do you update your contact information within our member records? All changes to your contact information, such as a new email address, should be made with your Association or Board. MFRMLS receives, through a daily data update, member contact information from its Associations and Boards.

Were you aware that you can enter iMapp from within a listing?

No need to go to the Tax tab and conduct a search!  On the lower left hand side of a listing you will see a window called LINKS. Look for the iMapp icon, click it, and you will go directly into the parcel property report of the listing!

My MLS App: Have you started sharing your branded version yet?

As a reminder, My MLS App is now branded with your name and photo (as long as you have an Agent photo uploaded to the MLS system). However, you can also share your branded app with clients or prospective clients through text message, social media, or email. When your client or prospect downloads the app from the link that is shared with them, they will see your branding on the app that is downloaded.

Fusion: Did you know you can easily and quickly save properties, for future reference?



Stop using post-it notes, and use the My Folder feature (located in the top, right corner of Fusion) to store and track properties in Fusion.

Here’s how:

Step One: After you perform a Search, hover your mouse over a property icon (the box or pin with the number in it) to get the fly-out menu.

Step Two: In the upper, right hand corner of the fly-out menu, click on the words “Add to Folder”.

Step Three: The property is now stored in the My Folder feature.

Step Four: To remove a property, open the My Folder feature, hover over the property icon to get the fly-out. Then click on “Remove from Folder”.

Fusion 5.8 Release: How to edit Seller's Net Proceeds Report in Fusion.

Fusion 5.8 will be implemented on Tuesday, May 21. Along with 5.8, you will now have access to the Seller's Net Proceeds Report under step six ("Report Pages") of your CMA. However, do you know how to edit this report in Fusion? It's a slightly different method than in MLXchange.

Once you select the report, simply click on "Edit Net Sheet" below the list of available reports (screenshot below) – and then proceed with editing, as you normally do.







It's a simple tip, but we want to make sure you're aware of any changes. For a complete list of all the new features and functions for Fusion 5.8, please click here to see the Fusion 5.8 article.

Once again, Fusion 5.8 will be implemented Tuesday, May 21.

Yes pictures make that listing pop! But don’t get dinged for noncompliant listing photos!

As a reminder,

• At least one front exterior photo or rendering, aerial photo, or water view from the property (unit) must be loaded into the first photo slot before a listing will be active.

• The front exterior photo or rendering must be entered in the 1st photo slot on all property types unless the 1st slot is an aerial photo or an exterior photo of a water view from the property/unit, in which case the front exterior photo must be in the 2nd slot.

• Photos or virtual tours may not contain company or agent logos, agent photos, commissions, bonuses, any contact information, voice, text, or graphics of any kind (with the exception of copyright ©) in the virtual tour or photo sections.

The MLS system can hold up to 25 listing photos so make sure those photos aren’t costing you money in fines!

My MLS App: Did you know you have access to ShowingTime, after you log in?

Here’s how to access ShowingTime, according to the My MLS App version:

Web version (my-mls-app.com):

1. Sign into the My MLS App web version by clicking on the horizontal lines on the top, left of the page (screenshot below).




2. Next, click on Login (screenshot below).






3. After you log in and find a property of interest, click on the horizontal lines on the top, left of the screen. Click on Schedule Showing and you can now schedule a showing (screenshot below).





App version (downloaded from your device’s app store):

1. Select Agent Login (screenshot below).








2. After you log in, and find a property of interest, select the Options button on the top, right of the screen (screenshot below).






3. You will now see a menu across the top of the screen. Select Schedule and you can now schedule a showing (screenshot below).

Need to quickly find out what schools are near a particular property or subdivision of interest?

1) If you're inside the MLS system, go to the Resources menu on the right side of the Home page.  

2) Click on Information and Contacts and then click on the link titled "School Reports".

3) You will then be taken to the MyFloridaHomesMLS.com site. On the left side of the screen you will see a list of Counties. Based on the county where the property is located, click the appropriate county name.

4) This will open a website where you can enter the property's address and retrieve the names of schools a student would be eligible to attend, as well as any additional information the County provides. Some of the websites even provide school bus routes.

Outside of the MLS System, you can simply visit MyFloridaHomesMLS.com and click on the School Locator tab at the top of the screen.

Did you know you can upload 25 photos per listing in the MLS?

We’ve all heard, a picture is worth a thousand words, so why not speak volumes through your listing photos! The MLS holds up to 25 photos per listing, so give your listings the upper hand by using this increased photo limit. Additionally, larger file sizes for images are now accommodated (from 512x400 to 800x600 and 400x512 to 600x800). Take advantage of the visual benefits the MLS offers to help attract clients to your listings!

Did you know you can add MLS property searches to your business Facebook page?

Through the use of N-Play’s Facebook app, “IDX Home Search”, MFRMLS members can utilize their Facebook business page for MFRMLS property searches.

Is there a cost?

N-Play is offering a 30-day free trial (without contract; cancel at anytime). Beyond the free trial the pricing is $9.95 per month or $49.95 per year.

How do you get started?

Agents must first become members of the Real Estate Agent Directory on Facebook to access the IDX service. The Directory is a free service for consumers and real estate professionals on Facebook. Consumers can find agents on Facebook by location and expertise.

Follow the below steps to get started with the IDX Home Search app (and to join the Real Estate Agent Directory):

1) Log into Facebook and use the following link to activate your IDX Home Search account: http://bit.ly/W9BXKg

(This will also enable your free Real Estate Agent Directory membership.)

2) Register and complete the requested setup.

3) Your broker (if you’re not the broker) will then receive an email notifying him or her of the account registration.

4) Your broker will then need to complete an IDX agreement at http://idx.mfrmls.com (the MFRMLS online contract system) and select N-Play as the IDX vendor.

5) Your IDX feed for your business Facebook page will be activated upon completion of the IDX agreement.

Did you know you can find zip code boundaries in the MLS system?

It's easy!

1. In the "Resources" menu, located on the right side of the Home page in the MLS system, click on "Information & Contacts."

2. Click on "Zip Code Boundary Mapping."

3. When the window opens, you can type the Zip Code or Address or even click on the map to pull up zip code boundaries.

Did you know you can obtain statistics on how many consumers are viewing your active listings on www.myfloridahomesmls.com?

1. Click on the Members Only link at the bottom right hand corner of the home page of www.myfloridahomesmls.com.

2. Log in with your MLXchange ID and password.

3. Click on Property Activity to view your active listings and then click on an address to get a more detailed statistical report that can be emailed to the seller or yourself.

4. Brokers may click on Office Activity for the activity of all listings within their office.

Coming January 8, 2013 these statistics will be available in pdf format!

Are you an office assistant, office manager or on a real estate team?  Did you know that you can invite other MFRMLS members in your office to log in and work for you on your behalf in MLXchange?

1. Click on the "Signed in as 'Your Name'” link at the top of the MLXchange screen.



2. Click on the "create new shared identity" link in the bottom left corner of the "Sign-in as..." box.












3. Type the first and/or last name in the member look up box, click the "Find" button, highlight the name and then, click the "OK" button.

4. Then, in order to have the member work on your behalf in MLXchange, have the member click on the "Signed in as 'Your Name'” link at the top of the MLXchange screen, highlight your name in the top box and click the "OK" button. The member will now be able to work on your behalf in MLXchange. The member can click on the "Signed in as 'Your Name'” link and choose “myself” to switch back to their MLXchange identity.

As a result of the most recent quarterly changes to the MLS system, MFRMLS Members can now upload as many as 25 photos per listing.

Are your saved searches and custom reports updated to reflect the most current public remarks and pool fields?

We previously made two changes in MLXchange:

  1. New single Public Remarks field (combined from the previous Public and Additional Public Remarks fields)
  2. New Pool field for pool options (rather than the previous Private Pool Y/N and Community Features>>Community Pool fields)

To reflect these changes on your Saved Searches and Custom Reports you will have to go in and modify your reports.

Did you know there’s a limit to the number of listings you can export from the MLS?

In order to protect the MLS listing database and to maintain system performance, effective this past February 28, 2012, the maximum amount of data that can be exported from the MLS (i.e. MLXchange) at one time is 500 listings.

Did you know that your Consumer Website speaks many languages?
1. Go to MyFloridaHomesMLS.com (or use your custom link i.e. “MyFloridaHomeMLS.com/YourName”
2. Go to the bottom of the page and click on a flag other than the U.S…
3. Now you will notice many sections of the search and results pages translated into your chosen language, which may open your business to the rest of the world!

Do you have any contact information (such as office name, phone number or email address) that has recently changed?

1. To change your contact information, please log-into MLXchange and click on the Settings icon on the Home page (under Quick Links) or click on Settings in the upper right hand corner (between Sign out and Help).

2. Click on Personalize and then click on Contact Information.

3. Update the email address, email signature, office name and/or phone number fields, then click on the Save button.

4. Please contact your Association/Board to update your contact information, as well, since updating in MLXchange does not update your membership records.

Did you know failure to update your listing status is one of the most common fines costing you money?

Remember: Listings must be changed to “Sold” or “Pending” within two business days after closing or after the offer to purchase is signed by all. This is an automatic fine with no warning letter. Additionally don't forget to update the "Expected Closing Date" if the date has already passed. This is another common fine. Save money, update your listings!

Did you know you can obtain statistics on how many consumers are viewing your active listings on www.myfloridahomesmls.com?

1. Click on the Members Only link at the bottom right hand corner of the home page of www.myfloridahomesmls.com.

2. Log in with your MLXchange ID and password.

3. Click on Property Activity to view your active listings and then click on an address to get a more detailed statistical report that can be emailed to the seller or yourself.

4. Brokers may click on Office Activity for the activity of all listings within their office.

Did you know that it's very easy to place mortgage loan comparisons at the bottom of a listing you send to your clients?

1. Pull up any property in MLXchange and go to the Details page (where you see the Broker’s Synopsis).
2. Change the Reports drop down to the Reports labled “14 Res Customer with RatePlug” (this will give you a preview of what the report will look like).
3. Go down the page to the SAMPLE Reports section and click the link “Click Here” to pull up the RatePlug Website.
4. Click on Agents Learn More to watch a video and learn more about RatePlug.
5. When you are ready, click the Sign Up button.
6. Type in your MLS ID, and then click submit.
7. Make sure your contact info is correct, and answer the questions about your Broker (you might need to ask them for the answers).
8. Insert up to three of your favorite lenders, then click submit (if you don’t already have lenders in mind, there is a preferred lenders list available on the Home Page of MLXchange under Resources, and then under Services & Tools).

MLXchange: Did you know you can open a second window of MLXchange (allowing you, for example, to use one window to perform a search and another window to create a CMA)?

There are multiple ways to open a second window in MLXchange:

1. Click on the File menu and then click on “New Window”

or

2. Click on the Page menu and then click on “New Window”

or

3. Use a shortcut by holding down (at the same time) the Control and “N” keys on your keyboard.

This will allow you to work on separate items in MLXchange (and you won't have to log into MLXchange again when you open the second window).

Were you aware that IDX participants could choose to display only part of the IDX listings?

Yes, that is correct however they must provide a disclaimer on their website disclosing that only a portion of the IDX database is listed.

Here is the exact rule found in the IDX rules, Article 19 Section 23

Participants may select the IDX listings. Any Participant may select IDX listings they choose to display based only on objective criteria including, but not limited to, factors such as geography or location (“uptown,” “downtown,” etc.), list price, type of property (e.g., condominiums, cooperatives, single family detached, multi-family), cooperative compensation offered by listing brokers, type of listing (e.g., exclusive right-to-sell or exclusive agency), or the level of service provided by the listing firm. Selection of IDX listings to be displayed must be independently made by each participant.  Participant must disclose that only a portion of the IDX database is listed. (revised 6/15/12)

ShowingTime: Did you know that a new ShowingAssist is on the way?

We’re pleased to announce that the next generation of ShowingAssist is being launched on Tuesday, August 21!

Did you know that you can copy a previous listing or another listing within
your office?

1. In the Find a Listing Box on the home page of MLXchange, type in the ML # or address of a previous listing or a listing within your office, then, click the green
arrow.
2. Select the listing, click on the Edit icon at the bottom of the window.
3. Click on the Copy button and click OK to confirm you do want to copy the listing to a new listing.
4. Click on the Tax Auto pop button at the bottom of the screen to import the current tax record information into the listing, enter all information into the fields
and click on the submit button. Please note that the photos will not be copied and if the listing you are copying is from another member in your office, you will
need written permission from the original participant or subscriber whom submitted the photos, to use their photos on your listing.

The Republican National Convention is coming to Tampa from August 27-30, 2012, and Florida Realtors® is working to promote the Short-Term Rental properties of MFRMLS members to convention attendees.

According to John Sebree, Senior Vice President of Public Policy, Florida Realtors®, "Our hope is to market this opportunity outside of Florida and encourage convention attendees to turn the convention into a family vacation opportunity, arriving in Florida early and staying after the convention ends."

Were you aware you could access TransactionDesk on your iPad (or other tablet device)?



Here’s how!

  1. Go to www.transactiondesk.com/mfrmls
  2. Select the button titled Login via Safe Single Sign-On
  3. This will take you to a login screen that looks exactly like MLXchange. Enter the same ID and Password you use to access MLXchange. You now have access to TransactionDesk!

  1. Access Transaction Desk, by navigating to “Resources” on the MLXchange Homepage, then “Smartlinks”, then “Login To TransactionDesk”...
  2. Once in TransactionDesk, Go to the "Settings" tab
  3. Then Go to the "My Preferences" box
  4. Now Click on "Print Driver Settings" in the list at the left
  5. Follow the instructions to install your new DocBox Printer!

ShowingTime/ShowingAssist: Did you know that you can view showing reports and use feedback from agents and their customers who have viewed your listings?

1. From the MLXchange Home page, click on Configure ShowingAssist in the SmartLinks section of the Resources menu.

2. Click on the Reports tab.

3. From here you can view and print several reports under My Showings, Showings On My Listings, and Listing Activity.

Did you know you can refine your Search Results in MLXchange?

1) While looking at the Results page of your Search, simply check or uncheck the listings (see screenshot below) you want to keep or hide on the Results screen.





2) Next, click on the Filter drop-down menu (see screenshot below) to choose either "show selected" or "show unselected," depending upon if you want to keep or hide the listings you checked.





3) Now you should see only the listings you checked or unchecked (depending upon your intention).

Hint: You can view all of your original results at any time by simply selecting "show all" in the Filter drop-down menu.

How do you market a listing in a 55+ or 62+ retirement community in the MLS?

1. Locate the Inventory Watch menu on the homepage of MLXchange, and then click on the Active Listings link.

2. Check or select the listing that you want to market as an age-based retirement community, and then click the Edit button.

3. Finally, scroll down to locate the Housing for Older Person’s field, selecting 55+ and/or 62+.

Please note: To use this option, you must validate that this community is listed on the FCHR website, adding the renewal date for FCHR. Or, you can upload a notarized affidavit if the community is not registered with FCHR. Hint: Click on the question mark help bubble for this field in MLXchange, which will provide the link to the FCHR website, as well as the affidavit.

Do you know you can market your open house for free in the MLS? This allows buyers to search for your open house on MyFloridaHomesMLS.com and showing agents can search for your open house in the MLS!

To add an open house to your listing, you will need to edit your listing to add the open house.

  1. Locate the Inventory Watch Gadget on the homepage of MLXchange and click on Active Listings.
  2. Check or select the listing and click the edit icon.
  3. Click on the open house link and click on the Add Open House button.
  4. Add the date, time and select Public for the consumers to attend, or Office Only or MLS Wide if it is for MLS members only.
  5. To locate other member’s open houses, click on Search in MLXchange and change the property type to Open House, adding date, zip code, list price or other criteria.

Using Data Co-op?

Data Co-op can be accessed through the home page of MLXchange, in the SmartLinks section (see screenshot below).


Once in the Data Co-op, agents can search by address and/or MLS ID Number, as well as other additional property features. Agents have access to listing information from MLXchange and Public Record, giving them easy access to several reports and other info, including:

—Real AVM Report (you can see what lenders see)

—Listing/Market Activity Report

—Neighborhood Report

—Listing Info

—Tax and Public Record Info

—Comparable Properties

—Statistics

—Community Demographics

—and much, much more.

So, find the Data Co-op link under the SmartLinks section in MLXchange and find success with Data Co-op!

iMAPP – Did you know that you can create a mailing list of property owners that do not live in Florida using iMAPP?

  1. Log into iMAPP.
  2. Click on New Search.
  3. Make sure you are on the Tax Search Tab and have the correct County selected.
  4. Change one of the Search Fields with the drop down arrow to Owner is FL Resident.
  5. Leave the Search Type for that field to Equal To.
  6. Set the Search Value to No.
  7. Add any other search criteria that you are looking for (for example the zip code, subdivision or an area on the map).

Kurio: Did you know that you have the ability to quickly send a flyer to your customer from your mobile phone, using Kurio?

1. Through Agent Sign In, log into Kurio.

2. Perform a Search and choose a property to send to your customer.

3. On the property details page, tap/click on the Share button (at the top of the page just below the initial listing information).

4. Tap/click on Email Flyer.

5. Fill out the customer’s name, email address, and comment section: then tap/click on Email Flyer.

6. Hint: You could also send it to yourself first, to see what it will look like.

Using the new Green Certifications field in MLXchange?

Then don't forget to upload proof of certification after you enter or update your listing. Under Listing Summary for your listing, simply click on the Attachments section, Add New Attachment and then upload documentation or certification of the respective green/energy efficient feature that you chose when entering or updating the listing.

Note: For the list of attachment types, choose "Green Certification/Energy Efficient Document" as the type.

As a reminder, under Article 4, Section 27 (http://mfrmls.myismart.com/articles/search?q=4.27) of the MFRMLS Rules & Regulations, documented proof or certification of any “Energy Efficient” features or ratings (those found in the Green Certifications field) “must be uploaded to the listing immediately following listing entry or update.”

Invalid Virtual Tour field: In addition to invalid driving directions, are you aware that an invalid Virtual Tour field in MLXchange is also a common compliance issue?

For the Virtual Tour field in MLXchange, the only URL or information that should be listed in that field is the URL for the virtual tour. Other information, such as a link to an outside website, "yes," "no," or "coming soon" are not allowed. As a reminder, fines are issued for providing the wrong information in the Vi

rtual Tour field.

Were you aware one of the most common compliance issues in MLXchange is “invalid driving directions”?

When entering driving directions into your MLXchange listings, avoid inputting terms like: MapQuest, Google maps, Google it, Yahoo maps, use a GPS, or just placing the actual property address.

Driving directions must be narrative and include full street names, beginning and ending points and use standard directional designations such as north, south, east and west per our MLS Rules and Regulations Article 4 section 13.

Have you noticed the facelift to your Agent Website in MLXchange?

Your Agent Website in MLXchange has undergone a facelift, affecting the way your listings are displayed on your website through the Property Search, the Private Client View for your auto-notifications, as well as the Agent Mode when you are viewing the website from within MLXchange.

The main enhancements:

—Your clients may notice it is easier to save properties as favorites or possibilities, as well as leave you property notes

—You now have access to the Broker Synopsis under the Agent Mode

—Consumers have easier access to mapping the property, as well as requesting more info

So, if you haven’t looked at your Agent Website lately, check it out!

Here’s how:

In the internet browser address bar type http://mfr.imapp.com/ilinks/search.

This will take you directly to the iMapp log-in Screen.

Statistics: Did you know you have access to several different statistical programs in the MLS?

1. IMAPP Residential Statistics: Click on Tax Search in MLXchange, then select the county out of the drop down list (i.e. Pinellas). Next, type in an address and click Perform Search. Click on the Residential Statistics Button on the right side.

2. MLXchange (Search Statistics): Click on Search, type in the criteria (i.e. subdivision, property city or property address), click the Statistics button at the bottom of the Search screen.

3. MLXchange (Market Conditions Report): Click on Search, type in the criteria and click on the Results or Details button. Then, click on the Market Conditions Report link on the left.

4. MLXchange (Reports): Click on Search, type in the criteria and click on the Results or Details button. Next, click on a listing and then click on any of the reports in the left column, such as Real AVM, Listing/Market Activity, etc... (Also, are you using Data Co-op? A direct link to Data Co-op can be found in the SmartLinks section of MLXchange. With Data Co-op, you can access many of the reports in MLXchange, in addition to more map features, etc... Then be sure to check your Junk Mail!

If the InstanetFax-produced email did go to your Junk Mail, then be sure to move the InstanetFax email to your email Inbox and mark it as “Not Junk,” a “Safe Sender,” or whatever term your email client may use – if you have such an option.

Or, you can also add the InstanetFax email address (contained in the “From” field) to your contact list.

How do you rank amongst other agents in your market? Do you list or sell more than other agents? Want to find out where you rank in the list?



1. Click on the Search tab in MLXchange.
2. Type in the criteria, ex. Status (Active and/or Sold), market (city, zip code, subdivision), condo or single family, beds, baths, etc.
3. Click the Statistics button at the bottom of the criteria or results screen.
4. Click on the Agent Ranking triangle icon which produces a text report or the Agent Ranking bar graph icon which produces a bar graph.  Click on Save as pdf or the print button.

IMAPP: Did you know that you can print mailing labels for international owners?

  1. Access IMAPP by clicking on Tax Search in MLXchange, then select the county out of the drop down list (i.e. Pinellas).
  2. Type in criteria (i.e. subdivision or property city) and click the Perform Search button. Select “Owner Country” in the criteria pick list and select “Germany” in the search value list. (You may also select “Owner in FL = No”, “Owner in USA = No” or “Owner Occupied = No" to search for absentee owners.)
  3. Then, click on the Create Mail Labels button in the results screen. Select “owner” or “owner at property address" and select the type of labels in the list. Then, click on the Create Labels as a PDF button.
  4. Click on print, set the “page scaling” to “none”, take the check out of “autorotate and center” and take the check out of “choose paper source by pdf." You are now ready to print.
