New IDX Contracts are Required

My Florida Regional MLS has added new features and functionality to the Internet Data Exchange (IDX) feed that took effect on Tuesday, June 1, 2010. In conjunction with the new features, MFRMLS is requiring that all IDX recipients review and execute the new IDX Contract. If you are an IDX subscriber, please take a few moments to review the new features listed below in this article and execute the new IDX Contract. For your convenience, click here for the new IDX contract. Please keep in mind that the new process must be completed online by the broker.

New Features

Here is a highlight of the new IDX features that took effect on Tuesday, June 1, 2010. We have added:

  • More data fields to the data feeds received through MFRMLS for all property classes.
  • More sold listings to the IDX feed to allow for the display of both active and sold properties on your approved IDX search engine.
  • A new FREE standard IDX feed using RETS (Real Estate Transaction Standards) technology for Brokers. That means that you won't be billed again for your existing IDX feed.
  • A fully updated and revised IDX rules and regulations document, including the option for you as the MFRMLS participant, to authorize your agents to use a third party other than the one you may be using. In other words, the rules will allow you to authorize more than a simple "framing" of your current website.
  • An all-new IDX agreement. Over the years, we have seen many versions of the IDX agreement. With the new features, it makes perfect sense to get all subscribers on the same agreement. We have new software that will allow you to update your agreement online with little or no fuss.

Keeping up with the trends

Why are we expanding the data feed and including sold listings? We want to be certain that you have the tools needed to remain competitive in today's market. Consumers are looking for more and more information and they can find it everywhere. We want to be sure that they can find it on your website and have confidence that they are looking at the most up-to-date and accurate information.

By now, your IDX provider or internal IT team should have already received some technical information on the upcoming changes to your existing data feed. Test accounts with the new fields and data will be available though the RETS technology described above. If your current IDX provider is not on the RETS platform and is obtaining IDX data through FTP, there will be no changes to their fee. However, they certainly have the opportunity to use the free solution noted in bullet three above if they are capable of using RETS technology.

Execute the new contract

All IDX recipients are required to review and execute the new IDX Contract in order to continue receiving a data feed. Please keep in mind that the new process must be completed online by the broker.
