Don't choose "Y" for community pools
When a buyer is set on a home with a pool, they'll seldom consider anything but. As a buyer's agent, imagine your embarrassment if you were to lead such a client into the backyard of a new listing, only to find no pool at all -- despite the fact that it was listed on MLXchange as a pool home.
This is a scenario that we are working hard to avoid, and it's an excellent example of why we tirelessly enforce the accuracy of the data in your MLS.
Lately, we've noticed an increase in the number of properties listed as pool homes when in fact there is no pool on the property. Generally in this case, the listing agent means the home has access to a community or condominium pool; however, listing this way is incorrect, and it is a fineable offense. A property should be listed as "Y" in the "Pool Y/N (Home)" field only if the pool belongs exclusively to that property.
The proper place to list a community pool is in the "Community Features" field.
