A way to indicate 55+ or retirement communities on MLXchange

Many subscribers have asked for the ability to search for 55+ communities, but because there is no authority that manages a complete and accurately verified list of 55+ communities, it has been MFRMLS policy not to allow a 55+ field in MLXchange.

But now we have added a “Special Community Restrictions” drop down option in the “Community Features” field in MLXchange. While not reserved exclusively for age-restricted communities, this field can be used to indicate 55+ or retirement communities.

It is still against MFRMLS policies to note age-restricted communities in any of the remarks fields in MLXchange, and it is the REALTORS(s) responsibility to verify a claim that a community is truly age-restricted. If you are a Buyer’s Agent and you search for properties with the “Special Community Restrictions” drop down, you should call the listing agent to confirm what the special restrictions are before presenting the property to your client.

You should also know that the Florida Commission on Human Relations maintains a list of 55+ communities on its website; however, the list is not comprehensive nor is it independently verified.
