Photos required for all active listings except vacant land

At the end of February, a new policy regarding property photos takes effect. Under the new policy, all listings, except vacant land, must include a frontal exterior photo of the property before being activated on MLXchange. With the current policy, which expires February 26, listing agents are allowed seven days to upload a photo, or they can choose the Association Loaded option and request that an MFRMLS photographer take and upload the photo. Because the new policy requires photos immediately, the Association Loaded option is no longer viable, and it will be removed from MLXchange on February 27, 2008. Listing agents will be responsible for posting their own photos.

The “PH” Listing Status

When the new photo policy takes effect, you will notice a new listing status: “PH.” A status of “PH” indicates that a listing does not yet include a photograph. Listings with a “PH” status cannot be made active on MLXchange until a photo is uploaded.

Once you upload a photo, you may notice the “PH” status does not change instantly. Don’t worry. The system checks listings every two to five minutes. As soon as it checks your listing and sees a photo, the status will automatically be changed to “active.”

Improving Listing Data, Reducing Fines

By requiring all active listings include a photo, we are making the data on your MLS more complete and reliable. Furthermore, missing photos has consistently ranked in the top five listing violations list. The new policy will virtually eliminate fines for missing photos.
